Ensuring adequate ventilation in existing dwellings is essential for maintaining indoor air quality, preventing condensation and mould, and complying with Approved Document F, Volume 1: Dwellings.

Whether you’re assessing natural ventilation, continuous mechanical extract systems, or mechanical ventilation with heat recovery (MVHR), this checklist will guide you through the key compliance points.

🌬️ Natural Ventilation

Natural ventilation relies on background ventilators and windows to provide fresh air. Here’s what to check:

  • Total Equivalent Area: Measure the total equivalent area (EA) of background ventilators in mm². Does each habitable room meet the minimum EA standards in Table 1.7(2)?
  • Ventilator Position: Are all background ventilators left in the open position?
  • Fan and Ventilator Separation: Are fans and background ventilators in the same room at least 0.5m apart?
  • Wet Room Extraction: Are there working intermittent extract fans in all wet rooms?
  • Fan Quantity: Does the number of fans meet the standards in Table 1.1?
  • Fan Location: Are fans located as specified in paragraph 1.20?
  • Manual Override: Do all automatic controls have a manual override?
  • Purge Ventilation: Does each room have a system for purge ventilation (e.g., openable windows)?
  • Opening Area: Do window openings meet the minimum standards in Table 1.4?
  • Internal Door Undercuts: Do internal doors have sufficient undercut (10mm above floor finish or 20mm above floor surface) as per paragraph 1.25?

⚙️ Continuous Mechanical Extract Ventilation

This system uses fans to continuously extract air from wet rooms. Check the following:

  • System Type: Does the system use a central fan, individual room fans, or both?
  • Continuous Rate: Does the total combined extract rate meet Table 1.3 standards?
  • High Rate Extraction: Are high-rate extractions compliant with Table 1.2?
  • Wet Room Ventilators: Are background ventilators absent in wet rooms?
  • Habitable Room Ventilation: Do all habitable rooms have a minimum EA of 5000mm²?
  • Purge Ventilation: Are windows or other purge systems present in all rooms?
  • Opening Area: Do window openings meet Table 1.4 standards?
  • Internal Door Undercuts: Are door undercuts compliant with paragraph 1.25?

🔁 Mechanical Ventilation with Heat Recovery (MVHR)

MVHR systems supply and extract air mechanically while recovering heat. Ensure the following:

  • Supply Ventilation: Does each habitable room have mechanical supply ventilation?
  • Continuous Rate: Is the total ventilation rate compliant with Table 1.3?
  • High Rate Extraction: Are high-rate extractions compliant with Table 1.2?
  • Background Ventilators: Have all background ventilators been removed or sealed?
  • Purge Ventilation: Are purge systems (e.g., windows) available in all rooms?
  • Opening Area: Do window openings meet Table 1.4 standards?
  • Internal Door Undercuts: Are door undercuts compliant with paragraph 1.25?

  • Visual Inspection: Always check for signs of mould or condensation. If present, consider installing additional ventilation or consult a specialist.
