What the EPC tells you?

✅ An energy rating, highlighted on the EPC by coloured bandings A100+ (best) to G1 (worst), is the overall energy efficiency of the property based on fuel costs.

✅ A secondary metric is the environmental impact. The lower the carbon dioxide (CO2) emissions the better, A (best) and G (worst). 

✅ The average property in the UK has an energy rating of D60.

✅ Currently any property with an energy rating of E39, or above, can be let.

✅ The higher the rating the more energy efficient the property is, and the lower the fuel bills are likely to be.

✅ The Certificate includes some automatically generated recommendations to improve the energy efficiency, save money and help the environment. 

✅ When an EPC is lodged, it can be found on the EPC register, the government’s centralised data-base which is publicly available.

✅ An EPC is valid for 10 years.

What the certificate does not tell you?

What is inspected during the domestic energy assessment?

The inspection of the property is non-invasive and involves surveying and taking photographic evidence. This is referred to as a domestic energy assessment. This consists of assessing the:

🧱 Walls.

🏠 Floors, Roofs and Loft Spaces.

🪟 External Windows and Doors.

🛁 Bath and Shower Installations.

💡Fixed Lighting.

🚾 Ventilation Systems including Extractor Fans and the provision of Background Ventilators.

🌡️ Space and Hot Water Heating Systems and their Controls.

🔥 Secondary Heating such as Room Heaters and Stoves.

⚡Electricity and Gas Meters, Smart Meters and Display Units.

🔋Low/ Zero Carbon Technology such as Solar Panels, Batteries and Waste Water Heat Recovery Units.

Assumptions made by the EPC

A domestic energy assessor has to follow a number of conventions to ensure the EPC is repeatable. The most common assumptions are:

⁉️ Total heat loss is based on construction type and age by default.

⁉️  Uses a standard heating pattern and internal temperatures.

⁉️ The number of occupants is proportionate to the floor area.

⁉️ Ignores white goods, cooking appliances and leisure facilities.  

⁉️ Only conditioned spaces are included in the assessment.

Selling Your Property

The government passed legislation that states anyone wishing to sell their property must have ordered or possess an EPC when the property goes on the market. Your estate agent is required to upload this EPC within 28 days of the sale’s commencement date. There is currently no minimum EPC rating required for the sale of a property, unlike if you intend to rent the property. An EPC is required for the transaction to be completed when selling – therefore this includes transferring a property from a pension fund or passing property to your relatives etc. 

Renting Your Property

Renting out your home means making sure it meets the legal energy‑efficiency rules, but the process doesn’t need to feel complicated. The law requires rental properties to meet the Minimum Energy Efficiency Standards (MEES), which currently means achieving at least an E rating on a valid EPC unless an exemption applies. These rules are there to protect both you and your future tenants, and councils can issue fines if a property is let without meeting them.

When Retrofitting Your Property

If you are looking to obtain a grant for installation of low/ zero carbon technology or fabric improvements, before you apply you must have a current valid EPC.
