Are you looking for Ventilation Testing?
Before you consider booking a ventilation test, read our Part F Domestic Ventilation Inspection Checklist.
Ventilation testing is a crucial requirement to ensure compliance with Part F of The Building Regulations. As homes become increasingly airtight to enhance energy efficiency, proper air flow is vital. Ventilation serves the primary purpose of replacing polluted or stagnant indoor air with fresh air. With improved construction standards, increased insulation, and reduced air leakage, pollutants can accumulate, posing potential harm to both the building and its occupants. Efficient ventilation systems are essential to reduce these pollutants, which can vary significantly in industrial and commercial properties compared to domestic ones.
In domestic settings, moisture is a significant pollutant, with the average family producing about 6 litres of moisture per day. This moisture promotes mould growth and can affect the health of occupants. Part F of the Building Regulations (2010) introduced the requirement to test the practical performance of ventilation systems in new dwellings, and later considers works to existing dwellings.

Inspection of Installation Requirements
This checklist is designed to support compliance with Approved Document F (ADF) of the Building Regulations for domestic ventilation systems.
The first step is to carry out a visual inspection. Below we the list the things we are looking at:
- What the total equivalent area of background ventilation is in the dwelling?
- What is the total floor are of the dwelling?
- Have all the background ventilators been installed correctly and are operable as intended by the manufacturers specification?
- Are there any obvious defects to background ventilation or installation of designed mechanical ventilation?
- Do all internal doors have enough undercut to allow air transfer between rooms?
- Are mechanical extractors fully functional including any smart controls?
- Are systems free of packaging, construction debris and clean ready for hand-over?
- Has the entire system been installed to allow access for routine maintenance, repair and/or replacement?
Continuous Mechanical Extract Ventilation Specifics
- Have appropriate air terminal devices been installed to allow system balance?
- Have the heat recovery unit and all ductwork been effectively insulated and sealed for all heated and unheated spaces?
- Is the condensate connection complete and does the condensate drain to an appropriate location?
- Are all filters installed, free of packaging and clean ready for hand-over?
- For ducted systems, has the ductwork been installed so that air resistance and leakage is kept to a minimum?
Other Inspection Conciderations
- At initial start-up, was there any abnormal sound or vibration, or unusual smells?
- During continuous operation, was there any excessive noise?
- Is there any evidence of condensation or mould within the dwelling?
